Conveyancing – Sale
Andrew Croft & Co Costs:

Sale Price up to £1,000,000: £2,500 plus VAT (£500) = £3,000​​

Sale Price up to £2,000,000: £4,750 plus VAT (£950) = £5,700

The above fees apply to freehold properties, for leasehold properties add £750 plus VAT

The above fees are subject to additional fees, if Andrew Croft is acting as a named executor in the will of a deceased seller

The above price includes, if applicable, redemption of a mortgage with any high street lender.

If there is a personal charge over the property or a mortgage with a non-standard lender, additional costs will apply at an hourly rate of £325 plus VAT per hour.
Disbursements on a Typical Sale:

Land Registry Title and Documents: £15

If Leasehold:

Service Charge Pack: £100 - £450

Landlord’s Consent (if required under the lease): £200 - £500

Bank Transfer Fees (each): £25 plus VAT

Estate Agents’ Fees: Typically charged as a percentage, plus VAT.
Conveyancing – Purchase (No Mortgage)
Andrew Croft & Co Costs:

Sale Price up to £1,000,000: £3,500 plus VAT (£700) = £4,200

Sale Price up to £2,000,000: £4,950 plus VAT (£990) = £5,940

The above fees apply to freehold properties, for leasehold properties add £750 plus VAT

The above costs are based on the client being a “cash purchaser”.

If a mortgage is involved and Andrew Croft & Co acts for the client, an additional lender’s conveyancer fee will apply, estimated at £175 to £1,000 plus VAT.

Additional Budgeting for Leasehold Property: £1,000 (to cover additional legal and other costs identified during the transaction).

Reimbursement of Seller’s Costs: The buyer must refund the seller for any service charges, buildings insurance, and ground rent paid for the service charge year in which completion occurs.
Probate (Non-Contentious) Matters
Basic Probate Fees (No Property, 2-4 Bank/Savings Accounts):

Fees start at £4,500 plus VAT (£900) (Minimum Fee).
Probate with Property (Smaller Estates, IHT205 Form):

Charged at 1.5% of the Gross Value of the Estate plus VAT.
