Conveyancing Services
We offer fixed-fee conveyancing for sales and purchases of residential property.
All prices below include our professional legal fees and VAT (currently 20%) unless otherwise stated.


Sale Transactions
Legal Fees

Additions (where applicable)

  • Leasehold supplement: £750 + VAT

  • Additional lender/charge matters: £325 + VAT per hour

Typical Disbursements

  • Land Registry title & documents: £15

  • Leasehold service packs / landlord consent: £100–£500

  • Bank transfer fee: £25 + VAT

  • Estate agent’s fees (if applicable)

Purchase Transactions (No Mortgage)
Legal Fees

Additions (where applicable)

  • Leasehold supplement: £750 + VAT

  • Mortgage involvement: £175–£1,000 + VAT depending on lender requirements

Typical Disbursements

  • Searches (local authority, water, environmental): £400–£500

  • Land Registry fee: £40–£455 (scale fee based on property value)

  • Bank transfers: £5–£15

  • Leasehold notices/fees: £5–£250

What’s Included in These Conveyancing Fees

Our conveyancing service includes:

  • Taking initial instructions and verifying ID.

  • Reviewing contracts and legal title.

  • Carrying out searches and raising/replying to enquiries.

  • Exchanging contracts and completing your sale or purchase.

  • Registering your ownership and paying Stamp Duty Land Tax (where applicable).

  • Providing completion statements and all post-completion correspondence.

 

What’s Not Included

Our fees do not cover:

  • SDLT or Land Transaction Tax payments.

  • Indemnity policies or special lender requirements.

  • Unusual title issues or missing title documentation.

  • Disputes or negotiation of defective leases.

  • Additional work arising from unforeseen third-party delays.

Key Stages & Typical Timescales

Typical total timeframe to final reporting & registration: 6-10 weeks (subject to third-party timescales).

Who Will Handle Your Conveyancing

Your conveyancing matters will be handled by qualified solicitors and conveyancing professionals under direct supervision of the firm principal.

Probate (Non-Contentious Matters)
We handle straightforward (non-contentious) probate matters on a fixed-fee or percentage basis depending on complexity.


Legal Fees

Disbursements

  • Probate application fee: at least £300 (government fee, click here for more info)

  • Office copies: £1.50 each

  • Bankruptcy searches: £15 +VAT per beneficiary

What’s Included

  • Reviewing and verifying estate documentation.

  • Preparing and filing IHT forms (IHT205 or IHT400).

  • Applying for the Grant of Probate.

  • Collecting and distributing assets.

  • Preparing estate accounts.

 

What’s Not Included

  • Complex valuations, foreign assets, or contested estates.

  • Trust creation or estate planning work.

  • Property sales (handled separately under conveyancing).

Typical total timeframe: 3–6 months depending on estate complexity.

Who Will Handle Your Probate Matter

Disbursements and VAT

All disbursement fees are quoted exclusive of VAT unless otherwise indicated.
VAT is charged at the current rate (20%).
We will always provide a detailed cost estimate and obtain approval before incurring any third-party charges on your behalf.

Timescales and Updates

All timeframes listed are estimates only. We will keep you regularly updated on progress and any changes due to third-party delays (e.g., HMRC, Land Registry, lenders, or local authorities).

Supervision and Responsibility

All work is supervised by the Principal Solicitor, Andrew Croft, who ensures all matters are conducted in accordance with the SRA Code of Conduct and the firm’s quality standards.
Support staff and paralegals work under direct supervision at all times.

If we cannot resolve your complaint internally, you may contact the Legal Ombudsman (www.legalombudsman.org.uk) within 6 months of our final response.
